Air Conditioning / Heating

Air filters for the airconditioning/heating units originally installed in units may be purchased online at Home Depot; they are not available in the store.  These filters fit the original equipment perfectly.  The dimensions are 24 in. x 36 in.  This basic fiberglass-free air filter is 100% synthetic filter media which will not support the growth of bacteria, mold, mildew or fungi in normal use.  It reduces the build up of dust and dirt buildup in air ducts, in air conditioner and furnace systems and lasts up to three months with regular use.

Pest Control

  • Cockroaches, Mice, Rats and Spiders – The Association has a service agreement with a pest control service to control pests in and around the building including cockroaches, mice, rats and spiders.  The service agreement with the pest control service includes the scheduled service of up to three units each month for no additional charge for pests covered by the service agreement only.  For service, please call the Management Company.  Other pests may be eliminated by the pest control company for an additional fee; however, you may be able to control these pests more effectively and economically by purchasing pest control products and applying them directly yourself.
  • Silverfish – The pest control company will charge you $25 to hand-deliver six paks of Dekko Silverfish Paks.  This is not necessarily recommended as a sole remedy and works better in conjunction with other products.  In addition, you can purchase 24 paks of the same product on line for approximately $7 plus postage and packing.  Check out:

Plumbing

Unless the CC&Rs provide otherwise, the Association is responsible for repairing, replacing or maintaining the common area plumbing, and owners are responsible for maintaining their separate interests and any exclusive use common areas appurtenant to their separate interests. Generally, the following plumbing lines and fixtures are the responsibility of the owner to maintain:

  • Kitchen sink, faucet, garbage disposal, drain, supply lines and angle stops
  • Appliances such as dishwasher, washing machine and refrigerator
  • Bathroom sinks, faucets, drains, supply lines and angle stops
  • Tubs and shower enclosures, faucets, valves, shower pans, drains & drain lines (until they connect to a main line)
  • Toilets, tank mechanisms, wax ring, supply lines and angle stops
  • Water lines in walls that serve only the unit
  • Drain lines in walls that serve only the unit
